Bellingham Real Estate Update. Bellingham and Whatcom County Pending Ratios

Bellingham Real EstateEvery week we track the number of homes on the market that have offers on them and those that do not and create a ratio we call Pending Ratios. This weeks numbers were great with all areas either remaining stable or up in pendings.

As of Saturday, Jan. 15th , the pending ratio in Bellingham was 18% . Pending is the time frame between when an offer has been mutual accepted between the buyer’s and the seller’s of the home and when the title actually transfers hands. This give the buyer’s time to get the financing, do inspection, review the title reports and more.

Birch Bay had a pending ratio of 13%

Ferndale has a pending ratio of 14%.

The Lynden area in East Whatcom County has a pending ratio of 17%

The Sudden Valley pending ratio was 14%

Bellingham Real Estate 2010 Year End Real Estate Update

It has been an interesting year. They told us the recession was officially over, but our real estate market continued to struggle. The sales numbers at the first of the year reflected the timing of the tax credit extensions, spiking when the deadline was extended and dropping precipitously when the credits ended. The influence of the tax credits made it difficult to judge the health of the real market. While the number of sales in the last quarter of 2010 continued to drop relative to sales in that period of 2009, the lack of a tax credit at that point in 2010 had an impact.

Then in October, there was an interesting change: overall sales were down from 2009, but up from 2008. In November, they were up still more, and in December they dropped back a bit, but remained above 2008 by 16% in Whatcom County as a whole and almost 27% in Bellingham. These were the first consistent, non-manipulated sales increases in several years. While average and median prices were still down from 2008 levels, in Bellingham 4th quarter average sale prices were up 5.6% and the median dropped just 0.2%.

So what does all this mean? Sales numbers tell us what has happened – and if these continue over the next months, we will know that the light at the end of the tunnel is no longer a train.  The market will bottom out and will improve.  To see if improvement is likely, and the form it may take, we need to look at interest rates, inventory and pending numbers

Somehow reading the morning Bellingham Herald at breakfast this morning & then later on the New York Times at lunch was just not that uplifting.  Not that I expected it to be mind you but somehow as 2010 draws to an end & we set goals & hopes for a brighter 2011 both publications left me cold – ice cold actually.  Cold to the point that by 2:00 this afternoon, I had the need to leave the congestion & noise of the manmade world that we have managed to create for ourselves & re-connect with a much simpler place. The Natural World that we so often take for granted.

 of places where you can do just that.  In fact, there is a great spot just minutes South of Bellingham called Squires Lake.  A couple of miles of trails wind around the lake, a beaver pond and the south ridge trail that, if you are lucky, might put you face to face with some of it’s natural residence.  It was a special afternoon.  Parts of Whatcom County were covered with a couple of inches of snow this morning and the area around was pretty much untouched.  The ski was filled with a threatening cloud cover and, with the exception of a resident beaver & several of the piliated ducks that call Squires lake their home I had the Lake all to myself.

Finally, Mr Beaver  got tired of my company and the sun began to set in the so I decided it was time for me to pack & go.  I’m sure I’ll return again – return soon quite frankly either to Squires Lake or some other spot that let’s me re-connect with the Natural World in which we live.  It just reinforces the importance of what it is that we have here & how easy it would be to destroy it.  We need more places in Whatcom County like this so that anyone can spend an afternoon as I did today.

Lummi Island ferry the Whatcom Cheif down for maintenance Wednesday Dec. 8th

Whatcom Chief Lummi Island FerryFor those looking to travel to and from Lummi Island this Wednesday Dec. 8th you may want to reconsider as the Lummi Island ferry the Whatcom Chief will be down for maintenance between the hours of 10:30am and 3pm.

Crews from the Whatcom County Public Works Department will be inspecting the ferry and performing routine maintenance to ensure the boat is in proper working condition.
