I am buying an estate house that is fully furnished.  What happens to the furniture?

 Answer:

 Most purchase and sale contracts cover all real property (anything attached to the land) and certain specifics that are part of structures.  These might include anything part of a basic system of the house: light & plumbing fixtures, carpet, landscaping, hardware, as well as personal property such as window coverings & drapes, etc.  If an item is not specified in the contract, it does not stay.

 Also typical in a purchase and sale contract for real estate is a stipulation that the owner will remove all personal property (except as otherwise stated in the contract), prior to the possession date.

 A good rule of thumb is, “Never assume anything.”  If you want something in that house, you should specify it in the contract.  If the seller wants something to remain in the house, they should specify it in the contract.  If you are already under contract, have the conversation now so you know everyone is on the same page.  It can spoil the pleasure in your new home to be fighting over drapes that are gone or junk that was left as you are trying to move in.

Window Washing Tips and Tricks

Bellingham Real Estate TipsI don’t know about you but this damp Spring weather and wind has really taken a toll on my windows. Now that the sunshine is out this morning I can really notice just how much my windows need washed.  Below are some helpful tips to help you get your windows clean:

-  Always try and wash your windows an a cloudy or overcast day.  Washing windows in the direct sunlight can be hard because the cleaning solution will try and leave streaks.

-  Believe it or not cool clear water is the window cleaning solution of most professionals. If you windows are really dirty you can add in 2 to 3 tablespoons of vinegar per gallon of water to make an effective cleaning solution.

- Use horizontal strokes on the inside of the windows and then vertical strokes on the outside. The differing strokes will make it easier to see which side of the window may or may not have streaks.

-  Crumpled newspaper works great for cleaning windows and does not leave behind the lint that paper towels often do.

Bellingham Real Estate Question: Renting Your Home to a Relative

Bellingham Real Estate For RentQuestion:  I have a property I would like to rent out and was planning to use an agency to manage it. Now a relative has asked if they could move in. Do you think this is a good idea?
 
Answer:  Absolutely not, unless you want to help this relative and don’t care how much it costs you.  This is a valid reason for letting your relative move in, and you achieve your goal of helping them whether they pay the rent and take care of the property or don’t.  However, if your intent is to use the house as an investment, letting a relative move in has the potential to destroy familial relationships as well as cost you money.  If you just can’t say no, have a management company handle the rental and make it clear to your relative that they are dealing with the company, not with you.  If they run into problems, they will come to you anyway, but at least you will have set some expectation of their responsibility at the beginning.  Good luck…you are in a difficult position.

How to Budget for Home Maintenance

Bellingham Real EstateBuying a home is a big investment. Often times home buyers forget that they will need to maintain their investment by maintaining their home. Home maintenance can be expensive, but if you budget you will not be caught off guard with a huge home expense. Below you will find an article courtesy of Pillar to Post Home Inspection Services on how to budget for home maintenance:
First, buyers should understand the 1% rule. This rule postulates that normal maintenance on a home is about 1% of the value of the home per year. For example, a $250,000 home would require $2,500 per year to maintain. This would be enough to replace the roof covering…and then, a few years later, to replace a failed hot water tank…and then a few years more until a new central air system is required.

Then there is the 3% rule. Some experts say that home buyers should plan on spending 3% of the value of the home in the first year of ownership. This is because new homeowners will most likely have to buy drapes, blinds, a washer and dryer, a stove, maybe even a new roof covering. Also, new homeowners often customize the environment to their taste, so they need to budget for repairs, replacements and maintenance.

In addition, most home components have fairly predictable life cycles. For example, the typical life cycle of a high-efficiency furnace is 15 to 20 years. What this means is that most high-efficiency furnaces last between 15 and 20 years.

One way to know the extent of the maintenance needed and the costs to repair and/or replace items is to have a home inspection conducted. Home inspectors are required to let the buyer know if a component is significantly deficient or if it is near the end of its life cycle (service life), and a reputable home inspection company may offer up-to-date repair-cost guides to help clients with their planning.

Home inspectors work with Realtors and buyers to help them understand the issues that are found in the home, regardless of age, offering the right perspective and objective information. Home buyers need to understand that it’s normal for items in a home to wear out. This should be regarded as normal “wear and tear” and not necessarily a defect.

A good home inspection determines the current condition of the house, offering a report of all the systems and components in need of maintenance, service, repair or replacement.

For example, consider a home inspection that uncovers that the heating system is old and requires replacement. A home buyer may see this as a huge problem. However, this problem may be the only item in the home that requires attention. If a buyer were to look at this situation in perspective, this home could be well above average-a home merely requiring a new furnace.

A good home inspection provides objective information to help the buyer make an informed decision. Knowing what items need to be budgeted for repair or replacement will help home buyers plan or negotiate better and not be stuck with unexpected costs of hundreds, or even thousands of dollars in the long run. Also, fixing these items will make a marked improvement on the performance of a home and minimize issues that could affect its future integrity…and value.

Outdoor Summer Home Tips!

Bellingham Home TipsThe days of summer are in here and while it’s easy to just think about fun vacations and time at the lake, it’s important not to forget your house either. The summer is a great time to prepare your home for the harsh Winter weather or to inspect the saftey of things around the house without having to worry about the weather while you do it. Below are some outdoor tips to help you get ahead:

  • Think ahead to fall. Schedule furnace maintenance now and beat the seasonal rush. Many companies even offer discounts in the off season
  • Pest patrol: inspect yard and garden for carpenter ants or termites. Call an exterminator if you see signs of infestation. Beware of fire ants in the South! If you see telltale mounds, treat with grits or borax. Keep borax away from children.
  • Keep tabs on decks, siding and trim. Will you need to perform touch-up work before winter? Order paint and be ready for the first cooler days of early autumn.
  • Control garbage can odor with a can clean-out. Rinse garbage cans with a hose, dump the water, then spray with disinfectant. Let the cans sit for 10 minutes, then rinse again. Turn upside down to dry.
  • Inspect gutters, and clean out any leafy debris. Summer thunderstorms won’t faze you if your gutters are in good working order.
  • Make a safety inspection of children’s outdoor play equipment. Tighten loose bolts and cover with plastic protectors.
