Pricing Your Home

The agent with whom you list cannot set the price of a home any more than a stockbroker can dictate the price of a stock. The selling price is a function of the real estate market. Never select an agent based on the price at which they are willing to list your home. If you have to lower the price to sell it, the basis on which you chose your agent is gone. The overwhelming number of homes expiring unsold today are a result of poor advice and over pricing. The Community Energy Challenge is an energy saving pilot program made possible by a partnership of Sustainable Connections and the Opportunity Council’s Building  Performance Center. A home energy assessment is performed by the BPC’s technical staff and will help you find ways to lower your energy bills through energy efficient techniques and technology as well as address home comfort issues and cost effective energy efficient remodeling and construction ideas. An assessment costs only $195, $95 of which can be credited toward your recommended energy efficiency improvements.

Once your home assessment is complete your personal Home Energy Advisor will provide you with a home energy report documenting your home’s energy efficiency condition and a customized action plan to address your home’s issues. Once you have decided on the steps you need to take to improve your home the one stop energy shop will help connect you with contractors and financing resources to complete your goal of an energy efficient home.

The new rules do not ban incandescent bulbs outright, nor do they say we have to use compact fluorescent (CFL) bulbs. But they do require manufacturers and wholesalers to meet new standards that force them to improve the efficiency of incandescent bulbs or replace them with bulbs using newer technologies.

The new standards phase in over the next two years, starting with the 100-watt incandescent bulbs. The Department of Energy assures us that the average household replacing 15 traditional 60-watt bulbs with the new alternatives can save over $50 a year on electricity – and have longer lasting bulbs. Here are three choices:

Halogen Incandescents. These offer a brightness and light quality closest to traditional bulbs and should last up to three times longer than old-style incandescents. But they only cut energy use by 25%. Estimated annual cost savings: $19.50.

Compact fluorescents (CFLs). These use 75% less energy and last up to ten times longer than traditional bulbs. Estimated annual cost savings: $54.

Light-emitting diodes (LEDs). These are the state of the art in low-energy lighting. They use 75%-80% less energy and last up to 25 times longer than old-style bulbs. They’re costly, but prices should drop as more come to market. Estimated annual cost savings: $57.

If your are looking for a fun Spring recipe that is easy to make in a hurry or with kids, these Spring Blossom Sugar Cookies are sure to fit your needs.

Ingredients

 ·2  3/4 cups all purpose flour
· 1 teaspoon baking soda
· 1/2 teaspoon baking powder
· 1 cup softened butter
· 1 1/2 cups white sugar
· 1 egg
· 1 teaspoon vanilla extract
· A variety of colored sugars

Directions

Stir together flour, baking soda, and baking powder, set aside. In large bowl, cream butter and sugar until smooth. Beat in egg and vanilla. Slowly blend dry ingredients.

Roll teaspoon sized balls of dough in colored sugar and place on cookie sheets. Using small scissors snip each ball in half. Snip each half into three petals being sure to not cut all the way through. Gently spread petals apart and lay flat.

 Bake at 375 degrees  for  8-10 minutes.
