Staging Your Home For Sale

Bellingham Home StagingMonthly I receive emails from Jefferson Livingston with Pillar to Post, a home inspection company. Below is a copy of the information he sent with tips on how to stage your home for sale.

Selling your home? Beyond the basics of completing needed repairs and addressing any issues revealed in your pre-listing home inspection, it’s also important to consider the effect your home’s appearance will have on prospective buyers. “Staging” a home should be thought of as creating an appealing but neutral space that will allow buyers to see the potential of your home. Naturally, it’s difficult to look at your own home objectively; it’s yours, after all. So consider enlisting a friend to help you evaluate your space, or you may wish to hire a professional home stager to make your home the star of the show.

Here are some tricks to consider:

Staging is more about subtraction than addition. A room stuffed full of furniture will looked smaller, crowded, and difficult to move around in. Ideally, only the basic furniture should remain in order to highlight the size of each room.

Get rid of clutter! Pack up your everyday items on table and dresser surfaces, knickknacks, magazines, electronics, etc. You want buyers to focus on your home, not on your “stuff”.

Remove personal items from view. While of course you love displaying your family’s photos and cherished mementos, they are a distraction for potential buyers. A buyer wants to be able to see themselves in the home and not feel as though they’re in someone else’s space.

Take everything off the kitchen counters and display a few cookbooks and a beautiful glass bowl of lemons instead. A bouquet of flowers - real or silk - on the dining table is a nice touch.

In bathrooms, get all of the clutter off the countertops and sink area. A few fluffy towels and attractive soaps can provide that “spa” feeling with minimal cost.

Be sure walls and flooring are clean and maintained. Paint any rooms where the walls are in bad shape as well as any that have strong, “polarizing” colors. A potential buyer might find your red dining room and the purple in your teen’s bedroom a real turnoff.

Have the exterior painted if its condition warrants improvement. As with interior paint, neutral colors work best.

A few large potted houseplants can soften a room and make it feel friendly and fresh.

Don’t forget the curb appeal of landscaping. Trim any overgrown bushes that may be blocking windows or walkways and remove any weeds. A few dollars’ worth of bright flowering plants can be charming when planted by a walkway, doorway, and mailbox.

David Friesen Trio to play at American Museum of Radio and ElectricityThis Sunday, April 27th, the David Friesen Trio performs for the Jazz Project’s Art of Jazz Series, 4:00 pm at the American Museum of Radio and Electricity in downtown Bellingham, 1312 Bay Street.  Advance tickets may be purchased on line only at www.jazzproject.org by going to the Jazz Project Store.  This Portland-based trio features David Friesen bass, Rob Davis saxophone, and Greg  Goebel piano.  Doors open at 3:30.  Jazz Project members are admitted for free, general admission is $12 at the door on a space available basis.

Western Washington Warmth

I must admit that sitting here in the office looking out at the grey skies with the space heater blowing on my feet below my desk…. I am really missing the warmth of Saturday.

What a glorious day Saturday was! I awoke to the lovely sunshine peaking through the blinds and thought today is definitely a day for a motorcycle ride. Casey and I got on our riding gear and headed out on the motorcycle. Spring was in the air with more warmth than I have felt in a long time in this area.

Our route took us through Bellingham, down Chuckanut Bay through Edison and the Skagit Valley, back through Alger, around the South End of Lake Whatcom and back through Acme, Van Zandt, Deming and finally home to Everson.

I wish I had some beautiful pictures to post of the amazing views I saw along the way, but alas snapping pictures and holding on the back of a motorcycle just didn’t seem to go hand and hand.

If you have any pictures you took while out and about on Saturday feel free to send them my way. I would love to post some for our out of town readers to enjoy.

Spring Break Ideas for the kids…. Or kids at heart

With the kids home from school this week it’s a perfect opportunity
to take some time and do some activities outside of the normal routine.

I know with an already hectic schedule it can be hard to think of new ideas.
My Little Brother Chance who is ten came to stay with us at the begining of
the month for his spring break. I spent a lot of time brain
storming new things to do and places to visit below is list and photos of some
things that we did while her was here to help you plan your Spring or Summer Break.

Castle Fun Park, Abbotsford BC
This was number one on my list located just five minutes across the
Sumas border and very easy to find. Castle Fun Park is home to two
different themed mini golf courses the Coral and the Jungle Mini Golf,
Bumper Cars, Go Karts, Batting Cages, Arcade and Shooting Gallery.
If you are looking for a one stop amusement park then you have found it here. All of the activities except the Go Karts are located indoors and are in operation
rain or shine, a real plus for our area!

Bellingham Skate Park
Located just across from Civic Field on Puget St in Bellingham,
this is a great place to take out the skateboards and bikes after
their winter’s rest and let out some energy. The skate park is much
larger than you might expect with 20,000 sq ft of skating area, tons of
bowls, a pyramid and several rails. By sure to bring the kids helmets and safety gear!

The daffodils are already in bloom and the tulips are just starting.
Pack up the kids and head twenty minutes down south show them
the expansive fields of tulips and all the beautiful colors that the
festival has to offer. Not to mention the great opportunities
for some amazing family photos.

Seattle Center

If you are looking to make a full day trip, the Seattle Center is really
the way to go. I took Chance there while he was visiting and we
had a blast. Their exhibits are simply better than anywhere else we
had been! The realistic, life like dinosaurs and interactive gravity
and energy exhibits are sure to hold their attention and even
teach them in the process.

Bellingham Farmer’s Market Opens for the Season

Despite the snow in the foothills & temperatures this week in the 30’s, I knew that Spring was here. Lylene told me that I needed to fire off our lawn mower & today was the opening of the Bellingham Farmer’s Market. Two sure fire indicators that Spring is here.

We had intended to get to the Bellingham Farmer’s Market right at 10:00 to see how Mayor Dan Pike fared with the annual “Mayorial Cabbage Throw” but unfortunately I was distracted by a Mt Bakery cinnamon roll & missed the Cabbage Toss. I guess we’ll have to read about that in the tomorrow’s Bellingham Herald. If any of you were there & would like to comment on the Pike throwing arm relative to that of former mayor Mark’s arm please feel free to do so.

Despite a cloudy / cool morning the Bellingham Farmers Market was well attended: friends were meeting friends & making new ones at the same time, pasteries & the like were being sampled by all could make it to the counter (us included), kids of all ages were watching the hoola hooper, the juggler & anything / everything else that was going on. Lylene & I sampled our way through a variety of cheese booths (a couple of samples at Golden Glen Creamery), coffee stands (even though it might sound a bit ominous, don’t let the “Day of the Dead” blend from Guadalupe’s Coffee stop you - it’s delicious) , bakery tables that by the time we finished at the honey stall it was all I could do to muster enough strength to eat the Ethiopian dish that I picked out for lunch. If you have not attended the Bellingham Farmer’s market you should mark it on your calender. It’s great fun.

The Bellingham Farmer’s Market will be open come rain or shine from through December every Saturday from 10:00 to 3:00. If you can’t make it there, the Bellingham Farmer’s market also is open in Fairhaven from June to September on Wednesdays 3:00 to 7:00 PM.

Remember if you have a comment on the cabbage pitch’n arm of Mayor Pike let us know - a photo would be great.

Whatcom County Septic Inspection Rules Change…. Again

Bellingham & Whatcom County Septic Inspections

Barbara Brenner a Whatcom County Council Member sent this out the end
of last week in regards to Whatcom County septic inspections and rules,
I thought it might be useful information for those of you who own homes
which are not on city sewer such as myself.

Last Tuesday night the council approved some amendments
to the OSS plan that make it more flexible. I would have preferred
more flexibility but the amendments are a great improvement over
what we had.

With the amendments after initial professional inspections
are performed, homeowners of all passing systems can do their own
inspections until the ninth year (that would be two homeowner
inspections at three year intervals) for gravity systems and until
the seventh year (that would be six homeowner
inspections at yearly intervals) for more complicated systems.
The frequency ofinspections is dictated by the State of Washington.
The frequency of professional inspections is dictated by Whatcom County.

Additionally homeowners will be able to do their own inspections in
sensitive areas following the same schedule as above. Sensitive
areas will be inspected before other areas.

Additionally a licensed operations and maintenance inspection
professional will be required to pass a test but will not have
to be in the business for two years prior to being qualified
as was previously required.

To be able to do self inspections homeowners must first
take a homeowners’ class. I hope the class will be free. I
believe some other council members are interested in free
classes also. The homeowners classes have not been set up
yet.

Our treasurer Steve Oliver has spent much time researching
a low interest loan program/grant program for OSS
repairs/replacement and believes we can create one that
will be effective.

I believe there should be more flexibility and that may
happen if the health department continues to have only a
5% failure rate which is the approximate failure rate on
property sales so far.
