Bellingham's Boulevard Park

With all this incredible weather the Bellingham area has been experiencing lately it’s a perfect time to get out and enjoy some of the local sights and amenities. South Hill’s  Boulevard Park happens to be one of my favorite places to go on a sunny afternoon or for an evening stroll to watch the Sunset.

Boulevard Park is located on just north of the historic Fairhaven District along South State Street and Bay View Drive. You can access the park off of South State Street and take the stairs down to the Park, down Bay View Drive and park in the park’s main parking lots or enjoy a leisurely stroll fromFairhaven to the Park via the Taylor Street Dock.

Once you arrive at Boulevard Park you are greeted with breathtaking views of Bellingham Bay, Lummi Island and the Fairhaven Ferry Dock area.   Boulevard Park boasts picnic tables and barbecue grills making it the perfect spot for a Summer afternoon barbecue or outdoor party. Not only is the park a lot of fun but it’s also a wonderful learn opportunity with it’s educational interpretive displays and over water Boardwalk.  If a morning walk is more your style be sure and stop by a local favorite Wood’s Coffee located within the park and featuring locally made pastries and espresso drinks.

Port of Bellingham Views

From Boulevard Park you can view the Alaska Ferry when it’s in Port as well as many local sail and power boaters who are anchored up outside of the Fairhaven Boat Launch. The Ferry Terminal is local gem with many weddings and community events being held in the building.

How is the real estate market?  This is a question that is always raised and it seemed to be top of mind for everyone coming through my Open House recently at 925 15th St on South Hill.  At the Open House, when people would ask “How is the Market”, what they were really asking was 1) how is the Bellingham real estate market in general 2) How is the market on South Hill 3) How is the market for their home.  Generally speaking, most Buyers today have a home to sell if they are considering a move and so for many the sales price of the home they want to buy is as important to them as that of which they are hopeing to sell.

So with that said, How is the South Hill Neighborhood Market?

The graphs above represent presentations from 3 separate services all of which draw their data from the Northwest Multiple Listing Service.  There may be slight differences in the numbers because of the frequencies in which they collect their data.  Currently in South Hill there are 19 active listings.  There are currently 8 homes that are pending and 12 that have sold over the last 6 months.  Interestingly enough of those that are active, 5 are vacant homes & 8 are rented.  Of those that are pending,  1 is vacant and 7 are occupied by the owners.  Of those that have sold however 4 were vacant, 8 occupied by the owner and none were vacant.  Of the homes that sold, 4 sold within 32 days of the list date.  Of those that are pending, 1 sold the day it was listed and 1 sold within 9 days of the list date.  So those are the specifics.  The Macro picture of the South Hill Neighborhood is this, there are 18 active listings and 8 that are pending or a listing to pending ratio of 44%.

June saw 27 homes available for sale in Bellingham’s South Hill Neighborhood and 2 sales.  The median sale price was $484,750, down 18.62% from May.  4 of the homes for sale were listed during the month, and there are 4 currently under contract to sell.   The charts below show changes in price and inventory in the South Hill Neighborhood over the past 18 months.

It is obvious that buyers have many choices in the current market, since there is currently a 14 month supply of inventory.  The South Hill neighborhood is caught in the soft sales of the upper end of the market.  Owners who want to sell need to price aggressively relative to their specific location and the condition of their home.   The good news is that inventory is down a bit from the peak in 2008.

This market opens opportunities for buyers who might have been just a bit underqualified for a home on South Hill in the past.  A key factor lurking out there, however, is interest rates, which may well rise if the recession is indeed bottoming.  This could effectively wipe out the lower prices for a current buyer.
