What a incredible day we are having today. I took some time today and took a wonderful brisk walk along Roeder Ave, Squalicum Harbor and Zuanich Point Park. The sun was shining, Mt. Baker was peaking over the hills and everyone was out enjoying the day. If you have not had a chance to get outside and take advantage of this wonderful weather be sure to take some time and do it, you will be happy you did! Don’t forget about the Marine Touch Tank it’s sure to be a hit with any kids you may have in the family.

Whatcom Middle School Burns in Overnight Blaze Classes Canceled

If you live or work in Bellingham or Whatcom County chances are you yourself or someone you know attended Whatcom Middle School. Whatcom Middle School was one of the oldest school buildings in the state and the oldest in Whatcom County dating back over 100 years. Classes are canceled for all middle school students today, we will post updates for parents and students on the blog as they become available.

September Real Estate Statistics for Bellingham’s York Neighborhood

September sales in Bellingham’s York Neighborhood doubled from August, from 2 to 4.  The median sale price was $229,000, up 3.9% from the prior month, but down from September of 2008.  There are currently 13 homes for sale in the York neighborhood, 6 of which were listed during September.  3 homes were under contract to sell as of the end of the month.  The number of homes sold and under contract in September relative to the number of homes for sale indicates a 4 month supply is available for sale as of the end of the month.  This is generally considered to be a balanced to slightly seller advantaged market.

The York neighborhood traditionally has offered good housing for first time home buyers, and with a median price of $229,000, it seems this is still the case.  The neighborhood is bucking the trend toward declining inventory at the moment, with active listings on a rising curve since May.  This gives buyers more opportunity, which they are obviously taking, since the time on the market before a house goes under contract was just 20 days in September.
The York neighborhood is comprised primarily of small to mid-sized character homes on lots of approximately 5000 square feet.  It is conveniently located to both downtown and the freeway, with a park and an elementary school in the neighborhood.

August Real Estate Statistics for Bellingham’s Cornwall Park Neighborhood

Cornwall Park is a neighborhood of classic homes within walking distance of downtown Bellingham and Cornwall Park.  The median sale price in August was $312,650. 

 August saw 14 homes for sale in Bellingham’s Cornwall Park Neighborhood, with just 2 sales (there were 4 last year) and 2 under contract at the end of the month.  This bucked the trend of Bellingham as a whole, where inventory was down, pending sales were up and sales were down about 7% from last year’s August.   The number of days it took those two houses to sell was also up substantially over last year.  The neighborhood currently has about a 7 month supply of inventory at these inventory and sale numbers.

Most of the homes in the Cornwall Park neighborhood are still at a relatively affordable price point, as is demonstrated by the median sale prices, which were within 99.39% of the list prices.
