July Real Estate Statistics for Bellingham’s Birchwood Neighborhood
14 homes were available for sale in Bellingham’s Birchwood neighborhood at the end of July, up just slightly from June. 4 homes sold in July, up substantially from the month before, and the median time on the market for those homes was just 13 days. The median sale price was $242,500, down just a tad from June. Just 2 homes were under contract to sell at the end of the month.

Sellers in the Birchwood neighborhood are well positioned to take advantage of the current market demand for homes under $300,000, and the short amount of days on the market before a sale was generated for those sold in July is evidence of that. The neighborhood real estate activity may also benefit from the first time homebuyer tax credit. While it is currently set to expire on December 1st, indications are strong for an extension into 2010.
